Below is a list of common questions about selling a home.

Q: Why should I choose the Ligon Group?

A: The Ligon Brothers have been helping homeowners sell their homes for over 15 years. We're not like other Cash Home Buyers, we're a family owned Company not Corporate conglomerate. Q: How are you different from a real estate agent?

A: When you contact an Agent to sell your home, the Agents job is to find a Buyer for your house. That means they have to market your home, set appointments, schedule showing with you and try and find a suitable buyer to purchase your house. When you contact The Ligon Group, you don't have to worry about any of that. We are the buyers. We Buy the house directly from you. No need for any of the hassle that you deal with when hiring an agent.

Q: Is there any obligation when I provide you with my info?

A: Absolutely Not. The information that you provide us with is simply for us to assess your situation and review the very best options that we can provide you with.

Q: Are there any fees or commissions to work with you?

A: No. Never. The Ligon Group Never charges Any fees or commissions when buying your home. We are direct Cash Buyers so there is no need to charge our sellers any fees. We're buying the home from you directly.

Q: Will you be listing my house or actually buying it?

A: When you contact the Ligon Group to purchase your home, We Buy It Directly. We are Direct Cash Buyers, so we purchase the home directly. There is no need to list the property and look for a buyer. We are the buyers.

Q: How do you determine the price to offer on my house?

A: Our Team of Qualified professionals review and research each property individually. We use market analysis, hold time, resale comparable values, neighborhood study reports, rental and remodel calculation comparisons and even our in-house proprietary purchase price data software to determine the absouley best price possible for your home.

A: Yes. The Ligon Group Buys hundreds of properties each year. Because of the sheer number of properties we buy just can't remodel them all. Sending us Deals
QUESTIONS ABOUT SENDING US DEALS:

Below is a list of common questions about sending us properties.

Q: How do I send you my wholesale properties?

A: To send The Ligon Group wholesale discounted properties simple Select the Send Deals page from the navigation bar under Contact us. You can then add our email to your buyers list and begin sending us your deals. ***Remember to select the correct email for your area. If your area is not currently listed, we may not be buying in that area at the moment, however feel free to contact our office to confirm

Q: What type of properties do you buy?

A: The Ligon Group purchase all types of properties. Our primary acquisitions are Residential Single Family Homes, however we also condos, town houses and multi-families. We will also entertain Commercial properties from time to time. The best option is to send us everything you have. Just add us to your buyers list and we'll let you know if & when we see something we're interested in. 

Q: What area(s) do you buy properties?

A: We buy discounted wholesale homes in the Following areas:

  • Florida: (all 67 Counties)

  • Tennessee: Shelby County & Surrounding areas

  • Mississippi: North Desoto County

Q: Do I need to follow-up after I send you deals?

A: The short answer is No. Our team of professionals review each and every email we receive. If we are interested the property you send over, we will contact you for additional details. Always feel free to contact us if you have questions or comments, however Bombarding our office with foillow-up calls and emails is not necessary. 

Q: What is your price point (or) purchase cap?

A: We do not have a cap on Investment purchases and Real Estate Acquisitions. We purchase $20,000 fixer-up condos to $4.5million dollar multi-family apartment complexes. Send us what ever you have and we'll determine if it's a good deal for our Firm.

Q: Do I need to supply you with Comps and ARV on my properties?

A: No. We conduct our own research. We use our in-house proprietary reviewing process to determine if the deals are right for us.

Q: Do I need experience to apply for a position with your firm?

A: No, You do not need to have any experience to simply apply for a position with our firm. However, you will need experience if the particular position you are inquiring about requires experience. There are positions that do not require any experience to start and there are others that require specific experience in order to be considered. If you are replying to a Job posting or advertisement read the post carefully and apply accordingly. 

Q: Are there any positions currently available?

Q: What is a Certified Independent Investment Consultant (CIIC)?

A: A Certified Independent Investment Consultant is a position offered within the Ligon Group of Companies for self starters on a contract and/or commission structure. A Ligon CIIC is provided access to all the resources needed to create a profitable affiliate partnership business. This position is very similar to a Brand Ambassador position or Affiliate Marketing Position.
