Our STABBL Loans are extremely low-risk asset based loans protected by real property and secured by Mortgages.

A STABBL loan is a Hard Money Loan option for Real Estate Investors. It's a quick and easy funding option for investors in need of fast cash to close an Investment purchase. Typical bank loans require a lot of red tape in order for an investor to be approved, but a hard money loan (a STABBL) loan is primarily asset-based so the approval process is much faster. Here is the Simple 3 step process for a typical STABBL loan.

Step One...

 

The subject property is researched and thoroughly reviewed in-house by our panel of expert investors to insure all value computations are accurate. As an additional security to our lending process, we only loan out up to 75% of the ARV on the subject property. This insures that we hold mortgages on properties with an immediate 25%+ equity.  We have a Professional BPO (Broker Price Opinion) or Standard appraisal done with every loan.

Step Two...

 

The Borrower undergoes an in-depth vetting process to insure they meet our lending requirements. We only lend funds to established businesses. We do not lend to first time buyers, investors and rehabbers. The business must have a successful track record as an investor to qualify for a STABBL loan.

Step Three...

 

All loan agreements and lending data is uploaded into our loan matrix software to be tracked for the duration of the loan. Our dynamic tracking system maintains a detailed log of every loan, borrower and payment schedule. A STABBL Loan Health Report with updated property data, market values and comparables is generated and reviewed each Month by the loan supervisor.

As an Investor with Ligon Capital, your role is super simple. You supply funds for one individual transaction at a time. There are no group funds or multiple investor transactions. 

For example:

We supply “You” (the investor) with a STABBL loan request for $200,000 at 8.5% interest over 5 months. You accept the loan and wire the funds within 24 hours of acceptance to the bank for the closing. You will then receive a payment each month as well as a status report for the duration of the loan term. At the completion of the loan, you will be repaid in full and be ready to invest again. Our investors like to refer to the simplicity of our investments as “Mail-Box-Money”. Our firm handles the entire process, while you simply receive a payment each month in the mail. According to the FDIC, the national average interest rate on savings accounts stands at 0.04% APY. This applies to both average and jumbo deposits.
